Luxury Villa Rentals in the Riviera Maya for Families & Groups

Planning a trip to Mexico with 8 people is different from planning one for 2. Hotels work fine for couples. But when you’re coordinating a multigenerational family reunion, a milestone birthday with friends, or a getaway where three generations need to eat breakfast at the same table, the logistics change. Private villas solve the space problem. What they don’t always solve is the service problem.

That’s what sets a managed villa apart from a listing on a rental marketplace. Most of our properties with the exception of Casa Nube Blanca are in Puerto Aventuras,  a gated marina community on the Caribbean coast, one hour south of Cancun Airport. The collection ranges from 2-bedroom condos for small families to four full-scale beachfront haciendas that, when combined, accommodate up to 100 guests across 51 suites.

Why a private villa instead of a resort?

All-inclusive resorts are designed for volume. Buffet lines, pool schedules, shared beach chairs, assigned dinner seatings. That model works when everyone in your party is on the same schedule and has similar tastes. For groups, it rarely plays out that way.

In a private villa, your grandmother can have breakfast at 7 AM while the teenagers sleep until 10. The chef prepares meals around your group’s preferences, not a buffet template. Your toddler can nap in an actual bedroom while the adults sit on the terrace with cocktails. Nobody needs a wristband, and nobody is fighting for a lounge chair at sunrise.

There’s also the cost question. A comparable all-inclusive resort in the Riviera Maya runs $300-500 per person per night at the luxury tier. For a group of 15, that’s $4,500-7,500 per night. A private hacienda with full staff, all meals prepared by your chef, and an open bar often comes in at a lower per-person rate, with significantly more space, privacy, and flexibility.

The comparison gets more dramatic at scale. When you’re booking for 30, 50, or 80 people (think: extended family reunions, milestone celebrations, or multi-family trips), the villa model is not just more comfortable. It’s a  better experience across the board.

Villas for multigenerational family trips

Three-generation travel comes with specific requirements that most accommodations aren’t designed for. The 5-year-old needs a pool with shallow areas. The 75-year-old needs ground-floor access and handrails. The parents need a space where they can have a conversation after bedtime without waking anyone. And everyone needs to eat together at least once a day.

Our haciendas are built around courtyards and common areas that naturally create gathering points without forcing togetherness. Each suite has its own bathroom, air conditioning, and privacy. The shared spaces (pool, dining terrace, beach access, gardens) bring the group together when they want to be together. When your teenager needs an hour alone, they have a suite to retreat to.

Suite configurations vary by property. Some include master suites with king beds, family rooms with multiple beds for children, and accessible rooms on the ground floor. Villas for friend group getaways

A group of 10 friends booking separate hotel rooms ends up scattered across different floors, eating at different restaurants, and coordinating via group chat all week. The villa model puts everyone under the same roof with shared social spaces, a private pool, and a chef who already knows your group’s dietary restrictions.

We host milestone birthdays, reunion trips, bachelor and bachelorette weekends (the beach-and-cenotes variety, not the Vegas variety), and annual friend-group getaways. The common thread is that these groups want to spend time together, not just be in the same resort at the same time.

For groups of 8-12, our villas and condos in Puerto Aventuras provide a comfortable, self-contained base with pool access, beachfront, and full staff. For larger friend groups (15-25), a full hacienda gives you the kind of space where you can host a dinner party for 20 on the terrace without feeling crowded. The bartender keeps the drinks coming. The chef handles everything from breakfast to a late-night snack run. You show up and enjoy the trip.

Our properties by group size

4-8 guests: condos and small villas. Ideal for a single family or a small friend group. These properties include 2-4 bedrooms, a shared pool (or private plunge pool), and access to Puerto Aventuras’s marina restaurants and private beach. Full staff included: chef, housekeeping, and concierge.

8-20 guests: villas. For extended families, friend groups, or multi-couple trips. Larger private pools, multiple living areas, and enough suite separation that couples and families each have their own space. The chef scales menus to your group size. Example: Hacienda Jaguar.

20-100 guests: haciendas. Our flagship properties. Beachfront estates with 10-15+ suites, expansive gardens, private beach access, full bar service, and dedicated staff teams. These are designed for events, reunions, and celebrations. Hacienda del Mar, beachfront, up to 33 guests and you can open 4 to 15 suites while keeping the entire hacienda private. Hacienda Jaguar hosts up to 26 guests at the beachfront in Puerto Aventuras. Open 4 to 12 suites and enjoy the entire hacienda privately. Hacienda Magica hosts up to 36 guests with flexible suites from 4 to 14. Always private. Hacienda Corazon offers space for up to 27 guests with 10 suites and flexible booking starting at 4 suites. The entire beachfront estate is always private.

Full-service luxury, not just a rental

The chef has reviewed your dietary preferences. The bartender knows what time you like your first drink. The concierge has already started planning your excursion schedule.

Private chef preparing breakfast, lunch, and dinner daily, tailored to your group’s preferences. Menus accommodate dietary restrictions, allergies, children’s meals, and special occasion dinners. Groceries are included (you cover the cost of shopping, food and beverages; preparation and service are part of the villa experience).

Butler and bartender manage drink service, table settings, and the logistics of feeding a group throughout the day. The bar is stocked per your preferences before arrival.

Daily housekeeping keeps suites, common areas, and pool zones clean without you needing to coordinate.

Activities for every age and interest

The Riviera Maya offers a density of experiences that makes it easy to fill a week without repeating anything. The concierge team handles all the booking and logistics, so your only job is choosing what sounds good.

For kids and families: snorkeling in Akumal Bay with sea turtles, eco-parks like Xcaret and Xel-Ha (zip-lines, animal encounters, underground rivers), paddleboarding in the marina, and cooking classes with the chef at the villa.

For adults and adventure seekers: scuba diving on the Mesoamerican Barrier Reef, cenote exploration (there are more than 6,000 in the region), deep-sea fishing, ATV tours through the jungle, and day trips to archaeological sites like Tulum Ruins, Coba, and Chichen Itza.
