Villas for large groups in Mexico: 30 to 126 guests
Mexico’s largest beachfront villas sleep about 20 to 36, and a few compounds of small villas take about 60. For more, the Four-Hacienda Estate in the Riviera Maya puts four staffed haciendas side by side on one beach: 51 suites for up to 126 guests.
Below: the four regions groups compare, with flights, house sizes, staff and seasons; then Costa Rica and the Caribbean islands, and the haciendas house by house.

House sizes: our count of beachfront houses with 10 or more bedrooms listed by nine villa brokers, October 2026. It is a floor, not a census: houses rented only by their owners are missing. Drive times without traffic.
Region by region
Each region, for a big group
What each coast does well for 30 people or more, and what to ask before you book.
Mexico’s Caribbean coast · Cancun airport
Riviera Maya
Good for Groups who want a calm, swimmable sea, an easy flight and, above 40 guests, one place for everyone.
The coast south of Cancun is the simplest big-group trip from the US and Canada: Cancun airport has nonstop flights from most large cities, and the coast road reaches Playa del Carmen in about 50 minutes and Puerto Aventuras in about 1 hour. The sea is the Caribbean, warm and mostly calm, with the reef offshore.
Its large villas sit in Playacar, Akumal and the bays towards Tulum, and most sleep 20 to 35; a few compounds of small villas take about 60 together. In our count, the two largest single beachfront houses on this coast are Hacienda Del Mar (15 suites) and Hacienda Mágica (14 suites), two of the four haciendas side by side in Puerto Aventuras, which together sleep 126.
Worth knowing December to April is dry and the busiest; June to November is hurricane season. Sargassum seaweed can reach the beaches between spring and late summer; how much varies by year and by beach.
The same coast, further south · Tulum or Cancun airport
Tulum
Good for Groups who want the town’s restaurants and beach clubs a short ride away.
Tulum’s own airport opened in December 2023, with nonstop flights from a shorter list of US and Canadian cities; the town is about 40 minutes from it, or 1 hour 40 from Cancun.
Its big houses are fewer: beachfront villas of 10 to 12 bedrooms for about 24 to 34 guests, and estates of several villas that together take from about 23 to about 60.
Worth knowing The seasons are the rest of the coast’s. From the haciendas in Puerto Aventuras, Tulum town is about 40 minutes by car, so a group can stay together and still have both.
The tip of Baja California · Los Cabos airport
Los Cabos
Good for Groups flying from the US West, golfers, and desert-and-ocean scenery.
Los Cabos airport has nonstop flights from many US and Canadian cities, the West Coast closest. San José del Cabo is about 15 to 25 minutes away, the hotel corridor 20 to 40, Cabo San Lucas about 45.
Large villas cluster in Pedregal, Palmilla and along the corridor. In our count the biggest beachfront houses had 10 to 12 bedrooms for about 20 to 32 guests, and a few pairs of neighbouring villas take about 24 to 28.
Worth knowing Much of the coast faces the open Pacific, where surf and currents make many beaches unsafe for swimming; the calmer beaches are on the Sea of Cortez side. Hurricane season runs from mid-May to November.
The Pacific, north of Puerto Vallarta · Puerto Vallarta airport
Punta Mita and Riviera Nayarit
Good for Families who want a gated resort peninsula with golf and surf.
Punta Mita is about 45 minutes by car from Puerto Vallarta airport, which has nonstop flights from many US and Canadian cities. Its villas sit on a gated peninsula with resort hotels, golf courses and beach clubs.
In our count its largest beachfront houses had 10 to 12 bedrooms for about 20 to 30 guests. Above that, a group splits across neighbouring villas or takes rooms in a hotel.
Worth knowing The rainy season runs roughly June to October; November to May is dry and the busiest. Humpback whales winter in the bay from about December to March.
Beyond Mexico
Costa Rica or the Caribbean islands, instead of Mexico?

Both work well for 20 to 35 guests. Above about 40, the choice narrows quickly everywhere.
Costa Rica
The big-group villas are mostly on the Pacific in Guanacaste, flying into Liberia (LIR) or San José (SJO). In our count we found no single beachfront house there with 10 or more bedrooms; the largest beachfront option was a pair of villas for about 20 to 27. December to April is dry; May to November is the green, rainy season. It suits groups who come for nature, surf and wildlife more than for one shared house.
The Caribbean islands
Across Turks and Caicos, the Bahamas, Jamaica, Barbados, Anguilla and the Dominican Republic, the largest single beachfront houses we found had 15 to 19 bedrooms for about 30 to 38 guests, and a few compounds of three houses take about 46 to 56. Flights are easiest from the US East Coast and eastern Canada. Hurricane season runs June to November.
Above 40, anywhere
For a group that wants to sleep under one roof, the options are few wherever you look: a compound of small villas, a hotel buyout, or large houses side by side. In our count, the four haciendas in Puerto Aventuras were the only place with three or more houses of 10 or more bedrooms next to each other.
Above 50 guests
Where 50 to 130 guests stay together
Four haciendas of 10 to 15 suites, side by side on one beach, each with its own team. One house takes 27 to 36 guests, two side by side 60 to 66, all four 126.
| Hacienda | Suites | Sleeps | Events | Team at the house |
|---|---|---|---|---|
| Hacienda Jaguar | 12 | up to 30 | up to 60 | Chef, sous-chef, 2 butlers, 2 stewards, housekeeping, concierge |
| Hacienda Mágica | 14 | up to 36 | up to 60 | Chef, sous-chef, 2 butlers, 2 stewards, housekeeping, concierge |
| Hacienda Corazón | 10 | up to 27 | up to 60 | Chef, sous-chef, 2 butlers, 2 stewards, housekeeping, concierge |
| Hacienda Del Mar | 15 | up to 33 | up to 60 | Chef, sous-chef, 2 butlers, 2 stewards, housekeeping, concierge |
| All four | 51 | up to 126 | up to 150 | 75 people on our team |
Events: up to 60 guests at one hacienda, 80 to 100 with two, up to 150 with three or more. Haciendas you take together always sit next to each other.
By the house, from 4 suites
Every hacienda rents from 4 suites, from $2,860 a night plus 22% tax, for 3 nights or more (4 at Jaguar). The team and the cooking come with the house; food and drink are billed on top, as a meal plan or at cost plus 20%. Only the Christmas and New Year weeks are sold all-inclusive.
What groups ask
Questions about large-group villas
Where can 50 people stay together in a private villa in Mexico?
In our count, few single beachfront villas in Mexico sleep more than about 36, and the largest compounds of small villas take about 60. The Four-Hacienda Estate in Puerto Aventuras, on the Riviera Maya, is four staffed haciendas side by side on one beach: two neighbouring haciendas sleep 60 to 66, three sleep 93 to 96, and all four sleep 126 in 51 suites, more than any other place we found on this coast.
What are the largest beachfront villas in Mexico?
In our October 2026 count of beachfront houses with 10 or more bedrooms, the largest on Mexico’s Caribbean coast were Hacienda Del Mar (15 suites, up to 33 guests) and Hacienda Mágica (14 suites, up to 36). In Los Cabos and Punta Mita the largest we found had 10 to 12 bedrooms.
Is the Riviera Maya or Los Cabos better for a large group?
For swimming and an easy flight from most of the US and Canada, the Riviera Maya: a calm Caribbean sea and nonstop flights to Cancun from most large cities. Los Cabos suits groups from the US West and golfers, but many of its Pacific beaches are unsafe for swimming. Above about 35 guests, the Riviera Maya also has the only place we found where three or more large houses stand side by side.
Costa Rica or Mexico for a group of 40?
For 40 people under one roof, Mexico. In our count Costa Rica had no single beachfront house with 10 or more bedrooms, so a group of 40 there splits across villas or a hotel. Costa Rica wins on nature, surf and wildlife; the Riviera Maya on keeping everyone together, with a chef and butlers in each house.
Where can we hold a 60th birthday for 50 guests in Mexico?
At one hacienda for up to 60 guests at the party, with 27 to 36 sleeping in the house, or across two neighbouring haciendas for 80 to 100 at the party and 60 to 66 sleeping. The chef plans the dinner with you and the concierge arranges the music, flowers and cake.
Are the haciendas fully staffed, and is food included?
Each hacienda comes with a chef and sous-chef, two butlers, two stewards, housekeeping twice a day and a concierge. The team and the cooking are included; food and drink are billed on top, as a meal plan per person per day or at cost plus 20%. Only the Christmas and New Year weeks are sold all-inclusive.
How do we get to the haciendas?
About 1 hour from Cancun airport (1 hour 15 from Tulum’s). Your concierge arranges the transfers, staggered to your group’s flights.
Do we have to rent all four haciendas?
No. Every hacienda rents from 4 suites, from $2,860 a night plus 22% tax, for 3 nights or more (4 at Jaguar). You can take one house, two, three or all four; houses you take together always sit next to each other.
