Where to stay

Four towns, one team.

The haciendas are in Puerto Aventuras; the villas run up and down the coast.

The Four-Hacienda Estate

Bigger group? Four houses, next door.

Four private estates within one large private estate on the beach. Rent one on its own, or two, three or all four together for a wedding, a retreat or a reunion, and walk from house to house along the sand, the street or the pool terraces.

About our villas

Luxury villas in Mexico, in detail

Our villas run along the coast: in Puerto Aventuras, the marina town where the haciendas stand, and in Playa del Carmen, Tulum and Cancun. Each is a private home, rented whole to your group.

What comes with each villa differs from house to house. Ask about the one you like and we tell you exactly what is included for your dates.

For a bigger group, the four haciendas stand side by side on the beach in Puerto Aventuras: 51 suites for up to 126 guests, and each house has its own chef, butlers and concierge.

What Makes a Luxury Villa in Mexico

A luxury villa in Mexico, done properly, means a whole private estate with its own staff. Not a room in a shared resort.

The difference is exclusivity. You rent the entire property, so the pool, the kitchen and the living areas belong to your group for the length of the stay. A resident staff runs it: a chef who cooks on site, a concierge who handles logistics, housekeeping, a butler, a bartender.

Our version of that is the hacienda. These are large estates with their own architecture and character, owner-operated rather than listed through a marketplace. When you book, you deal with the team that runs the property, not a chain of separate hosts.

Mexico is well suited to this kind of stay. The Riviera Maya pairs warm water and reliable weather with the infrastructure a private estate needs: chefs, drivers, dive and excursion operators, and a short flight from most of North America. A villa here gives a group the privacy of a remote rental without giving up the logistics that make a trip easy.

Exploring the Riviera Maya from Our Villas

Our estates make a good base for the whole corridor. Here is what is within reach, with drive times from Cancun International Airport:

  • Puerto Aventuras (where the estates are): about 1 hour (about 1 hour 15 from Tulum's airport). A gated marina community with a dolphin habitat, dive sites, and beach clubs.
  • Playa del Carmen: about 50 minutes. A pedestrian-friendly town built around the Quinta Avenida promenade, with restaurants and beach clubs.
  • Akumal: calm bays known for snorkeling and sea turtles.
  • Tulum: about 1 hour 40 (about 40 minutes from Tulum's airport). Cliffside ruins, cenotes, and a design-driven beach scene.
  • Cancun: the main arrival gateway, with the international airport and direct connections worldwide.

If you would rather start your search by destination, tell us where you want to be and we will point you to the right estate.

Most groups use the estates as a single base and treat the rest of the corridor as day trips. A morning in Playa del Carmen, an afternoon snorkeling in Akumal, a full day at the Tulum ruins and cenotes, then back to the estate for dinner. You unpack once, and the coast comes to you.

Beachfront and Oceanfront Villas

Our four haciendas sit directly on the beach.

Hacienda Jaguar, Hacienda Mágica, Hacienda Corazón and Hacienda Del Mar are beachfront estates: you step from the property onto the sand, with the Caribbean as the backdrop for the whole stay. Hacienda Mágica sleeps the most, up to 36 guests, which makes it a strong choice when capacity matters most.

For groups whose priority is waking up to the ocean, the four beachfront haciendas are the place to start. The concierge can arrange everything that comes with that setting: sunrise on the terrace, a private dinner by the water, boat charters, and reef dives through the local operators.

Beachfront also changes how the days feel. The water is steps away, so swimming, paddleboarding, and snorkeling become casual rather than an outing, and the terrace becomes the center of the stay. For families with young kids, or for groups that want the sea behind every meal, the difference between beachfront and a short walk to the water is worth weighing when you choose an estate.

Booking a Luxury Villa in Mexico: How It Works

One direct inquiry, one team, no marketplace in between.

  1. Write to rentals@rivieramayahaciendas.com with your dates, group size, and the kind of trip you are planning.
  2. We confirm availability and share rates for the estates that fit.
  3. Our concierge team tailors the stay once your deposit comes through: chef menus, transfers, experiences, and group needs like accessibility or event space.
  4. You confirm, and the resident team prepares the estate.

These estates suit trips where the group is the point: multigenerational family weeks, reunions of friends, milestone celebrations, and corporate retreats. For high season, roughly December through April, plan four to six months ahead. For low season, six to eight weeks is usually enough. Write to us for live availability.

It helps to arrive at the first conversation with a rough shape: how many people, which dates, and what the trip is for. From there we match the group to the right estate, flag anything that affects the choice (capacity, beachfront, accessibility), and build the rest of the stay around it. The booking stays with one team from the first message to the last day.

Owner-Operated, Not a Marketplace Listing

There is a difference between renting from the team that operates a property and booking a listing on a marketplace. With a marketplace rental, you are often coordinating with a host you have never met, with staffing and service that vary from one listing to the next, and with a platform in between when something needs sorting out.

Our estates are operated directly. The same team manages the properties, the resident staff, and your booking, so the chef, the concierge, and the standard of the stay are consistent rather than a gamble. When you have a question before the trip or a request during it, you are talking to the people responsible for the estate, not a support queue.

Luxury Villa vs Resort: Choosing Your Stay

A villa gives a group one private estate with its own staff. A resort gives a room and shared amenities. They suit different trips, and for groups that want privacy the villa is the better experience.

None of this makes a resort the wrong choice for every trip. For a couple's short getaway, a suite is simple. The villa earns its place when a group wants room to spread out, privacy, and a team dedicated only to them.

Who Chooses a Private Villa in Mexico

Private villas in Mexico suit trips built around a group rather than a couple. Three kinds of travelers choose them most often.

Families traveling together, often across three generations, are the core. A villa gives each branch of the family its own space while keeping everyone under one roof, and the resident chef removes the daily question of where and how to feed a large group.

Groups of friends are the second. Reunions, milestone birthdays, and celebrations where the privacy of a whole estate matters more than the amenities of a resort. The group runs its own schedule, with a bartender and a chef on hand.

Companies are the third. A private estate gives a team the space to work and the setting to connect, with a concierge who can organize meeting space, group dinners, and transport. Our larger haciendas hold a full team in one place.

What these groups share is a preference for privacy and space over a resort's amenities. If the trip is built around the people you are traveling with, a villa tends to be the better fit.

Frequently Asked Questions

Questions

What regions of Mexico does Riviera Maya Haciendas operate in?

Our villas are along Mexico's Riviera Maya, in Puerto Aventuras, Playa del Carmen, Tulum and Cancun. The four haciendas sit side by side in the gated community of Puerto Aventuras, about one hour from Cancun International Airport, or about 1 hour 15 from Tulum's.

How is a luxury villa different from a resort suite in Mexico?

A villa is a private estate for your group, with a dedicated staff, a private pool, and at the beachfront haciendas a beautiful stretch of sand, plus the freedom to host your own gatherings. A resort suite shares amenities and staff with everyone else on the property.

How far in advance should we book a luxury villa in Mexico?

For high season, roughly December through April, four to six months ahead. For low season, six to eight weeks. Write to rentals@rivieramayahaciendas.com for live availability.

What is the capacity range of your villas?

From our casas up to 15 suites at Hacienda Del Mar. The four haciendas together sleep up to 126 guests in 51 suites.

Are meals included in the rate?

The resident staff, including the chef, is part of the stay. Food and beverages are usually billed separately, and menus are planned with you before arrival. We do have meal plans and open bar menus.

Can you accommodate guests with accessibility needs?

Tell us about mobility or other accessibility requirements when you inquire, and we will confirm which estates are the best fit and what can be arranged.

Are your villas beachfront?

Our four haciendas (Jaguar, Mágica, Corazón and Del Mar) are beachfront, one next to the other.

What is the booking process?

Send an inquiry with your dates and group size, we confirm availability and rates, we tailor the stay, and you confirm. One team handles it end to end.

Can we customize the staff or services for a corporate retreat or group stay?

Yes. The concierge tailors staffing and services around the group, including event setups, transfers, and special requirements. Tell us what the trip needs when you inquire.
