Riviera Maya Haciendas’ luxury villas in Mexico are private hacienda estates on the Caribbean coast, in the gated community of Puerto Aventuras. Each estate is rented whole, for one group at a time, with a resident staff that includes a chef, butler, bartender, housekeeping, groundskeeping and concierge.
The collection sits along the Riviera Maya, within easy reach of Tulum, Playa del Carmen, Akumal, and Cancun. Booking is direct, through one team, at rentals@rivieramayahaciendas.com
A luxury villa in Mexico, done properly, means a whole private estate with its own staff. Not a room in a shared resort.
The difference is exclusivity. You rent the entire property, so the pool, the kitchen, the living areas, and often a stretch of beach belong to your group for the length of the stay. A resident staff runs it: a chef who cooks on site, a concierge who handles logistics, housekeeping, a butler, a bartender.
Our version of that is the hacienda. These are large estates with their own architecture and character, owner-operated rather than listed through a marketplace. When you book, you deal with the team that runs the property, not a chain of separate hosts.
Mexico is well suited to this kind of stay. The Riviera Maya pairs warm water and reliable weather with the infrastructure a private estate needs: chefs, drivers, dive and excursion operators, and a short flight from most of North America. A villa here gives a group the privacy of a remote rental without giving up the logistics that make a trip easy.
The collection is concentrated in Puerto Aventuras on the Riviera Maya: four hacienda estates plus Villa Nautica and Casa Cangrejo, with Casa Nube Blanca a short distance up the coast in a private complex 30 minutes out from Puerto Aventuras.
Property | Sleeps | Setting | Resident staff |

VIlla Nautica | 10 | Puerto Aventuras | Yes |
Every property in the collection is rented in full and comes with a resident staff. Capacities run from our casas up to 36 guests at Hacienda Magica, and the estates combined accommodate more than one hundred guests when combining the four haciendas.
Our estates make a good base for the whole corridor. Here is what is within reach, with drive times from Cancun International Airport:
If you would rather start your search by destination, tell us where you want to be and we will point you to the right estate.
Most groups use the estates as a single base and treat the rest of the corridor as day trips. A morning in Playa del Carmen, an afternoon snorkeling in Akumal, a full day at the Tulum ruins and cenotes, then back to the estate for dinner. You unpack once, and the coast comes to you.
Our four haciendas sit directly on the beach.
Hacienda Magica, Hacienda del Mar, Hacienda Jaguar, and Hacienda Corazon are beachfront estates: you step from the property onto the sand, with the Caribbean as the backdrop for the whole stay. Hacienda Magica sits inside the community a short distance from the water, right at the middle of Hacienda Corazon and Hacienda del Mar, which makes it a strong choice when capacity matters most.
For groups whose priority is waking up to the ocean, the four beachfront haciendas are the place to start. The concierge can arrange everything that comes with that setting: sunrise on the terrace, a private dinner by the water, boat charters, and reef dives through the local operators.
Beachfront also changes how the days feel. The water is steps away, so swimming, paddleboarding, and snorkeling become casual rather than an outing, and the terrace becomes the center of the stay. For families with young kids, or for groups that want the sea behind every meal, the difference between beachfront and a short walk to the water is worth weighing when you choose an estate.
Each hacienda, Villa Nautica, Casa Cangrejo, and Casa Nube Blanca comes with a resident staff.
That means a chef who plans menus with you and cooks on site, a butler, a bartender, housekeeping throughout the stay, and a concierge who handles reservations, transfers, and excursions. The estate runs like a private boutique hotel, except the only guests are your group.
Full resident staff is included at the four haciendas, Villa Nautica, Casa Cangrejo, and Casa Nube Blanca. When you inquire, we confirm what is included for the specific property and dates.
In practice, the staff is what turns a large house into a vacation. The chef plans a week of menus around the group’s tastes and any dietary needs, shops, and cooks, so no one spends the trip in a kitchen or hunting for a restaurant that can seat twelve. The concierge handles the parts that usually take a dozen emails: airport pickups, a boat for the day, a good table, a birthday set up on the terrace. The group arrives and the trip is already running.
One direct inquiry, one team, no marketplace in between.
These estates suit trips where the group is the point: multigenerational family weeks, reunions of friends, milestone celebrations, and corporate retreats. For high season, roughly December through April, plan four to six months ahead. For low season, six to eight weeks is usually enough. Write to us for live availability.
It helps to arrive at the first conversation with a rough shape: how many people, which dates, and what the trip is for. From there we match the group to the right estate, flag anything that affects the choice (capacity, beachfront, accessibility), and build the rest of the stay around it. The booking stays with one team from the first message to the last day.
There is a difference between renting from the team that operates a property and booking a listing on a marketplace. With a marketplace rental, you are often coordinating with a host you have never met, with staffing and service that vary from one listing to the next, and with a platform in between when something needs sorting out.
Our estates are operated directly. The same team manages the properties, the resident staff, and your booking, so the chef, the concierge, and the standard of the stay are consistent rather than a gamble. When you have a question before the trip or a request during it, you are talking to the people responsible for the estate, not a support queue.
A villa gives a group one private estate with its own staff. A resort gives a room and shared amenities. They suit different trips, and for groups that want privacy the villa is the better experience.
What to compare | Luxury villa (our haciendas) | All-inclusive resort | Hotel suite |
|---|---|---|---|
Who you share it with | Your group only; the whole estate is private | The full resort guest list | The building and its amenities |
On-site staff | Resident chef, butler, bartender, housekeeping, concierge for your group | Shared staff across the property | Front desk and housekeeping |
Space | Multiple suites, living areas, a private pool, often a private beach | A standard room; shared pools and beach | One suite |
Group fit | Up to 36 guests in a single estate | Room blocks across the property | One or a few rooms |
Hosting and events | Private dinners and gatherings on your own estate | Resort venues, on resort terms | Limited |
Setting
| A gated community, with beachfront haciendas | A resort campus | A hotel floor |
None of this makes a resort the wrong choice for every trip. For a couple’s short getaway, a suite is simple. The villa earns its place when a group wants room to spread out, privacy, and a team dedicated only to them.
Private villas in Mexico suit trips built around a group rather than a couple. Three kinds of travelers choose them most often.
Families traveling together, often across three generations, are the core. A villa gives each branch of the family its own space while keeping everyone under one roof, and the resident chef removes the daily question of where and how to feed a large group.
Groups of friends are the second. Reunions, milestone birthdays, and celebrations where the privacy of a whole estate matters more than the amenities of a resort. The group runs its own schedule, with a bartender and a chef on hand.
Companies are the third. A private estate gives a team the space to work and the setting to connect, with a concierge who can organize meeting space, group dinners, and transport. Our larger haciendas hold a full team in one place.
What these groups share is a preference for privacy and space over a resort’s amenities. If the trip is built around the people you are traveling with, a villa tends to be the better fit.

A villa is a private estate for your group, with a dedicated staff, a private pool, and at the beachfront haciendas a beautiful stretch of sand, plus the freedom to host your own gatherings. A resort suite shares amenities and staff with everyone else on the property.
