So where exactly is the Riviera Maya? A 100-mile stretch of Caribbean coastline south of Cancun. It has two seasons: dry (November through April) and wet, locally called green season (May through October). Temperature stays between 75°F and 90°F year-round. The real variable isn’t temperature,it’s rain, and even that is less dramatic than most guides suggest.
Green season doesn’t mean constant rain. Mornings are typically sunny. Showers arrive in the afternoon, last 30 to 90 minutes, and clear out by evening. April is one of the coast’s best-kept secrets: still dry, still warm, but rates start declining toward green season levels. Families with school-age children are limited to spring break dates, but couples and remote workers can capture near-peak weather at moderate pricing.
If we had to pick the single best value window on the Riviera Maya calendar, this is it. May and June combine good weather (morning sun, afternoon showers that clear by sunset) with the lowest crowd levels outside September.
Rates drop 30–40% from peak. A villa that runs $1,000/night in January may go for $3410 in May. Whale shark encounters run from May through September, combining the coast’s most spectacular wildlife experience with its best pricing.
This is also when the jungle transforms. Everything turns vivid green, the cenotes fill to their most photogenic levels, and you’ll have beaches to yourself that would be packed shoulder-to-shoulder in February.
Summer brings families back to the coast. July and August are the hottest months, highs near 90°F, but the ocean stays swimmable and pools become the center of villa life. Sea turtle nesting season at Akumal beach gives families a once-in-a-lifetime wildlife experience.
Rates climb back to $3410 range in July–August as summer family demand returns. Book 2–3 months ahead for properties with pools and kid-friendly amenities.
This is the lowest-demand period on the coast. Rain is more frequent, humidity peaks, and hurricane season enters its statistical peak (though direct hits remain rare). For travelers comfortable with the weather, this is the absolute lowest pricing of the year.
September–October rates bottom out at $2860/night for 4-bedroom villas. Occupancy drops below 50%. Remote workers and long-stay guests get the best monthly rates during this window.
Not all villas are created equal across seasons. Beachfront properties shine in the dry season when you want maximum time on the sand. Pool-centered estates become the better call in green season when afternoon showers make a covered outdoor space essential.
Best months for couples: November or early December. The weather is ideal, festive season events add atmosphere, and rates haven’t hit their holiday peak yet. Book a beachfront villa and plan for sunset catamaran cruises, private cenote experiences, and Playa del Carmen’s best restaurants.
Best months for families: March (spring break) or July (summer vacation). March offers dry weather and moderate rates. July adds turtle nesting season and whale shark encounters. In both months, estate-sized villas with multiple bedrooms and pools are in high demand, book 3–4 months ahead.
Best months for budget: May–June or September–October. May–June is the better bet, you get good weather with low rates. September–October is cheaper but wetter. Either way, you’ll pay 30–50% less than peak season for the same property.
Best months for wildlife: June through September. Whale sharks (May–September), sea turtle nesting (May–October), and the jungle at its most alive. The wildlife calendar overlaps almost perfectly with the value pricing window.
Best months for avoiding crowds: May, June, September, or October. The coast empties. Beaches you’d share with hundreds of tourists in February become private. Restaurants that require reservations in January will seat you immediately.

The equinox at Chichen Itza (March 20–21 and September 22–23) is the coast’s marquee event. The descending serpent shadow only appears twice a year, and the combination of archaeology and astronomy draws visitors from around the world.

May is excellent, arguably the best value month. Dry season transitions to green season gradually, so most of May still has good weather. Whale shark season begins. Villa rates drop significantly from peak levels. Crowds thin out. It’s the sweet spot travelers who’ve visited before tend to target on return trips.
Officially June 1 through November 30. The statistical peak is September and early October. The Riviera Maya has been directly hit by major hurricanes only a handful of times in the past two decades. Villa managers and hotels have established protocols for storm preparation, and modern weather tracking provides days of advance warning.
